After pre-application engagement and a full design and planning service, the client was able to sell the site with planning permission in place — significantly increasing its value. The site has since been constructed by the new owners.

Planning permission secured on a former garage site — sold with consent in place
The client approached RPR looking to sell an old garage site but wanted to explore the options for securing planning permission before going to market. RPR carried out a pre-application assessment to establish the development potential of the site and advise on the most appropriate scheme before preparing a full planning application.
RPR provided a full design and planning service — from initial site appraisal and pre-application engagement with the local planning authority through to the preparation of architectural drawings, planning documents and the submission and management of the full planning application. Planning permission was secured for 3 new 2-bedroom flats with associated garden space.
With planning permission in place, the client was able to sell the site relatively quickly and at a significantly higher value than the unimproved garage site would have achieved. The scheme has since been constructed by the new owners, delivering 3 new homes on a previously underutilised backland site.
